Construction Spending on Single-Family Homes up 40 Percent Since Recession Low

New-ConstructionAccording to the Census Bureau, private residential construction spending fell slightly for the month of July, after three successive months of gains. The July value of private residential construction put in place was down 1.6 percent on a seasonally adjusted annual basis. Despite this small decline, which was driven by the volatile measure for home improvement spending, the overall trend in residential construction spending has been positive, with July’s total standing as the second highest monthly tally since the beginning of 2009.

Construction spending on new single-family homes was up 1.5 percent on a month-to-month basis and is up 19 percent from this time last year. Moreover, since bottoming out during the second quarter of 2009, the nominal dollar value of spending on new single-family homes has increased 40 percent. While the recovery in home building varies from location to location, the overall positive trend is expected to continue into 2013.

However, it should be noted that the current pace of activity remains significantly below historical norms. For example, the July 2012 total is just 42 percent of the residential construction spending total of July 2003.

Multifamily construction spending increased 2.8 percent during July and has experienced gains in each of the last 10 months. Overall, spending on new multifamily units has significantly increased by 68 percent from its low point in August 2010. Construction activity is expected to level out over the remainder of 2012, but we anticipate multifamily starts to remain well above 200,000 through the end of next year.

The home improvement category experienced a noticeable decline in July, falling 5.5 percent. Remodeling activity has remained in a relatively tight range for the past two years, although the drop in July may be related to limited mid-year weakness for existing home sales. It is also worth noting that the section 25C tax credit for making energy efficiency upgrades to existing homes expired at the end of 2011, which was supporting some remodeling spending.

Wonderful Wood Countertops for Kitchen and Bath

I decided to do some research on what people with wood countertops really think about their care and maintenance. I went to several discussion threads on multiple websites and read through all the comments. Of the people who have had wood countertops in a kitchen or bathroom, around 90 percent of the comments I read were positive, and many of those commenters have kids of every age. It was surprising, given how many folks are afraid to put wood in a kitchen or bath. In reading through all of these people’s comments on their personal experiences I found two common things that contributed to success or failure:

Wood is such a beautiful material and adds such visual warmth. If you are longing to incorporate wood into your kitchen or bath, but fears about care and maintenance are keeping you from it, there just may be a solution for you in here.

More Americans Say: ‘No Voicemail, Text Me’

iphone textThe number of people who are leaving voicemail messages on phones is down 8 percent in July compared to a year ago, reports Vonage, an Internet phone company.

The finding affirms a behavioral shift that has been taking shape: Fewer people are showing a preference for voicemail and opting for text to send and retrieve their messages.

More people say "they hate the whole voicemail introduction, prompts, having to listen to them in chronological order," says Michael Tempora, Vonage’s senior vice president of product management.

In an effort to try to save voicemail, some companies are rolling out new voicemail transcription services, which convert voicemails to text that are then sent either via e-mail or text messages.

A USA Today article notes that “as with most declining technology, the exodus [of voicemail] is led by younger, more impatient users who are quicker to embrace alternatives.” Also, more people are turning to texting apps to add to their phones like WhatsApp and Google Voice, which allow a way around extra charges by their wireless carrier for sending and receiving texts too.

Medical Debt Bill Could Aid Real Estate

medical-real-estateThe Medical Debt Responsibility Act — which would require medical collections to be scrubbed from consumer credit reports within 45 days of payment — could bolster the housing market if passed, given that some consumers have been unable to obtain home loans because their credit scores have suffered due to problems with medical debts even after they have been paid.  The Mortgage Bankers Association is among the trade groups that signed a letter in support of the legislation.

3 Wondrously Wood-Loving Modern Structures

woodThese three projects — a house, a yoga studio and a workshop in a garden — have one important material in common: wood. Each space derives its character from wood, and in the process the three projects share commonalities that go beyond the way the spaces are aligned with wood.

The material choice seems to be derived from the location, something each designer takes advantage of. Inside and outside are strongly linked in each case, a result of wooded sites and the decision to build with wood.

Where Foreclosures Are Still the Biggest Problem

ForeclosureSignThe states with the highest percentages of foreclosures are seeing a drop, but distressed sales still remain high. Georgia and Nevada had the biggest bulk of foreclosure sales in the second quarter, RealtyTrac reports.

The greater Seattle area, while having some inventory sold at auction, the percentage of the volume relative to new construction and resale, is relatively small.

The states with the highest percentage of foreclosure sales in the second quarter — in which foreclosure-related sales account for at least one in five sales — were:

  • Georgia: 43 percent of all residential sales
  • Nevada: 43 percent
  • California: 40 percent
  • Michigan: 35 percent
  • Arizona: 33 percent
  • Illinois: 27 percent
  • New Hampshire: 24 percent
  • Colorado: 22 percent
  • Wisconsin: 22 percent
  • Minnesota: 22 percent
  • Oregon: 21 percent
  • Florida: 21 percent

When broken down by city, California metros occupied seven of the top 10 spots for the highest percentage of foreclosure-related sales. Modesto, Calif., had the highest percentage of any metro area in the country, with 57 percent of all residential sales being foreclosures. Other California metro areas with a high percentage of foreclosure sales included: Stockton (54 percent); Riverside-San Bernardino-Ontario (47 percent), Bakersfield (46 percent), Sacramento (45 percent), Fresno (44 percent), and Oxnard-Thousand Oaks-Ventura (39 percent).
